3 Steps Birks AM Takes to Ensure a Safe and Clean Property

According to Buildium, safety is a highly inquired amenity among all prospective tenant groups. For this reason, we at Birks Asset Management ensure all safety precautions are taken to protect our tenants. Essentially, tenants are responsible for cleaning their unit upon moving out. However, due to the COVID 19 pandemic, we also take the essential steps to sanitize and guarantee a clean property before new tenants move in, when necessary. This blog will dive into the health and safety protocols we take to ensure that properties under our management are safe.

Our Cleaning and Sanitization Process

Typically, our deep clean property process occurs after tenants move out and before new tenants move in. During these stages, we initiate our sanitization and cleaning process to ensure the safety of our Tenants. According to RealPage Blog, sanitization is only effective if all surfaces and areas of the property are appropriately cleaned from mess and stains. If the space isn’t completely clean, the disinfection process won’t be as effective. For this reason, we do an extensive cleaning of the property to ensure all messes are clean. Afterwards, we begin the disinfection process with an adequately mixed disinfectant or bleach solution in compliance with CDC recommendations.

We then leave the area to dry and do a final wipe down of the property to clean up any lingering disinfectant so that plastic surfaces or appliances are not damaged. RealPage Blog says that this is an effective cleaning and sanitization process to help combat COVID-19.

Routine Check-Ups

We also conduct quarterly property inspections along with our deep clean property process before tenants move in. Our quarterly checks occur when tenants are present in the unit and tenants are notified ahead of time. These inspections are conducted to ensure everything is up to date regarding utilities and property maintenance.

Moving Audit

When new tenants move in, we’ll do another inspection of the property, which involves conducting an audit with pictures. The photos are also used as documentation proof of the status of the property before new tenants move in. Additionally, the photos of the property document any damages that may have occurred before the new tenants moved in to ensure they are not held accountable during their residence. At the same time, it will also allow us to keep track of any new damages after the tenants leave. Our overall purpose with our audits is to ensure the landlord’s property is well protected and maintained under our management.
